Eligibility Requirements
TENANTS AND LANDLORDS ARE REQUIRED TO WORK TOGETHER.
BOTH PARTIES NEED TO SUBMIT SEPARATE APPLICATIONS TO THE CITY.
TENANT AND LANDLORD NEED TO SIGN THE CITY "EMERGENCY RENTAL ASSISTANCE PROGRAM" AGREEMENT.
The following summarizes COVID-19 Emergency Rental Assistance Program (ERAP) eligibility requirements.
TENANT ELIGIBILITY REQUIREMENTS
Renter household occupies a residential property located with Your City.
Renter household was not being evicted prior to March 1, 2020 (the onset of the COVID-19 pandemic).
Renter household CURRENT income must be at or below 60% of the Your County area median income as defined by HUD (see table below).
Renter household income has been significantly REDUCED as a direct result of COVID-19.
Renter household is unable to pay a portion of or none of its rent and/or utilities.
Renter households will be required to self-certify their reduction of income and inability to pay all or a portion do their rent and/or utilities.
Support documentation may be required to verify past or current income.
How do I apply? (Tentant)
LANDLORD REQUIREMENTS
The landlord will not increase rent during the time of ERAP assistance.
The landlord must agree to the following:
To waive the right to collect late fees for delinquent rent for the months covered under the Governor's Executive Order .
To allow for the inspection of the rental unit to ensure it meets Health and Safety (HQS) standards even after the ERAP assistance ends.
To make any HQS repairs, at the landlords expense, even after the ERAP assistance ends.
To allow for a lead-based paint inspection of the rental unit even after the ERAP assistance ends.
To abate lead-based paint identified in a rental unit with a grant provided by Your City, even after the ERAP assistance ends.
